Where you buying, maybe you won't have to sell the car to buy the house if you find some homebuyer assistance.

Hey SacGrown89GT,

There's plenty of programs to get started as a first time buyer.

No reason to sell the beautiful Fox.

Hope this helps,

- Michael

There should be some programs with either chdap with its 6500 kicker or neighbor works program. I'd speak to a broker, the bigger banks want people with $ down typically.

Hold off on selling that Fox, unless you absolutely have to. Your realtor should be able to direct you to a good loan officer that can help you understand your options.

If you need help shoot me a PM. I can refer you to a great loan officer.

If you plan to buy within the next couple of months and need to have/show cash in your bank, then sell it now.

In my experience of buying homes, it was always suggested to have all your cash/bank accounts stable before you start the purchasing process. If you wait to sell the car and then deposit the cash while you're going through the loan process, you will likely be flagged for the large cash deposit and it will delay the process.

PLUS, once you even consider selling your car but change your mind last minute...you will end up selling it anyway. It tends to always work that way. If you already have a buyer - SELL IT! Assuming its a "good" offer close to your asking price, you'll backing out of that deal when you decide (for the 2nd time) to sell it. [Wink]

He's never getting 7900 for the car, maybe 2500-5K if he's lucky.

For example for a 260K house in sac county, you can get a 97% first(238,835), combine with a CHDAP 3% (7500) plus the zip extra which is another 3% plus flat 6500 (13,665) you can fiannce that house and closing costs. No need to get rid of car, save selling it off for later or keep it.

Well, if he needs the cash to show for something in the bank he should sell it....but that's just me.

My lender wanted 3 months worth of bank statements FWIW. And for all large deposits you have to write a letter of where it came from if it's outside of your normal job. Real PITA.

GLWS a lot of cash for a fox but I don't know much about this one.

Talk with a local lender before U do anything. You might have enough funds already or He might tell You that even with the cash from selling Your vehicle there are other issues that U need to work out before He can qualify You. No need to make a decision on the car till You know where U stand IMO.

I just bought my first house in December. Sold my mobile home while i was buying. Once the bank saw the money that i got for my mobile home it took another week and half to show all paper work and everything showing were that money came from. Big pain in the ass. So if u need that extra cash. Sell the car asap.

Very good/true advice, The banks need a paper trail for any deposits outside of normal paychecks, When you sale the gt make sure you have a bill of sale with the correct selling price for loan documentation...good luck on buying a home.

Sad to say but your so wrong. I actually did sell car guys. Guy came at me with a good offer and i do have to show proof that ive had the cash in account for a while so it sold. And for thise who said at most if lucky ide only get 5k. Car sold for 7k and its new home is Los Angeles now.

House searching begins and im working with a realtor that knows his shit and is guiding me in right path. He actually helped my parents buy a house years ago.

Ill still stop by to be nosy and say wasup to you guys every now and then. I already miss it!!!

Good job and congrats on the sale! You did the right thing! I've been down that path too and a car doesn't even come close to feeling as good as getting into a house. Once you're settled and comfortable financially you can always buy a new toy. Good luck on the house hunt [patriot]
