we have a garage in our back yard we want to make into a little in lw house 800 sq ft maybe how hard is it to get a permit? what are the steps and cost? thanks alot

you have to have the whole thing planned out and have blue prints of it and take to city hall.

sometimes you cant do it check with the city first you dont always need prints, we asked if we could build a garage in the way back yard they said we cant do anything back there and we have the room for it. we did not taking any prints down there either. also i know some people who built a little 1 bedroom place behind there other house and were getting in some shit for it, it needs to be subcontracted or something like that.

You need floor plans with permits to build or add on to your lot! If you build with out permits and get cought and if it was not built right, you will be forced to tear it back dowm! Its best to do it right the first time then have to pay more later.

you need to hire a subcontractor. try someone that works/lives in your city. sometimes they have hookups with the city hall permits department folks. The subs responsibility is to make all the necessary drawings and stuff. then you need to go down with or without the sub and submit the plans/drawings. the permit department will review the plans/drawings ususally takes about 2 weeks and either approve or decline your permit. if they approve it you are basicly getting a blue card/permit to allow the sub to start the job.
now at this point little to now money needs to be exchange. because the sub can not guarentee the permit, unless he is connect with the permit department. but if you do get your blue card/permit then you are all good.
there is a lot of chit but really it is not all that hard just time consuming. I just completed a room addition and loft addition. if you need more help or info give me a call. plus I am a licensed loan officer. ![[Big Grin]](biggrin.gif) lol that is my FULL time job.

Anything 500 square feet and higher puts it into engineering. It will take a lot longer than 2 weeks before you have a permit card for a 800 square foot detatched dwelling.
Unless you are acting as the contractor, you will need to hire one. A "subcontractor" is someone that the contractor "subs" work out to, such as drywaller, plumber, electrician etc. If you are owner/builder you can sub out all the work to a contractor.
Like others have said, find out what your county and city allow as far as detatched liveable space in the backyard.
