Hi Folks,
It seems like there are quite a few people on this forum who are living in this area.
I have considered purchasing 2nd property in this area, specifically within 2-3 miles of the Pitts/BayPoint BART station, and was hoping to get some recommendations on desirable areas.
I've checked out the area myself and particularly like the neighborhoods just southeast of the BART station (just south of W Leland and just east of Bailey - near Hillsdale Park). It looks like these are 3 bedroom homes with ~1300 or so sq-ft and ranging in price from about $100/sq-ft to $125/sq-ft.
For the folks who live there, is BP or Pitts typically more desirable? And is north or south of Highway-4 typically more desirable?
I'm also seeking out a good real estate agent that specializes in that area, so any recommendations would be appreciated.

Don't go south of freeway towards west pitt or bay point , stay in oak hills or towards golf course

Some of you folks need a better sense of direction. South of the BART station is the newer homes. The section he is specifically referring to are the dope cribs near San Marcos.
Nice house from when I've driven by and I've personally never heard of ANYTHING bad in those homes.

Thanks for the reply guys.
Interesting... this is the first time I am hearing anything bad about the Hillsdale Park area.
Do you have any other recommendations around there?
I expect crime to be a bit higher near BART, but I still think from a rental standpoint that this convenience is more desirable than getting way out there to the east.

ya this was my idea of south of fwy also, = 110 bailey, west pittsburg, deanza, old projects etc...san marcos is right above bart, the houses r nice, i feel the neigborhoods are going to shit, they are becoming very ghetto...alot of break ins and house licks....

That's due to all the foreclosures in Contra Costa County. Neighbor hoods are changing everywhere. Relocating people doesn't help either. Budget cuts on police forces and patrol areas are also affected. Money in this economy runs this entire aspect in circles. It sucks!!! I actually just started the hunt so I am trying to gain some familiarity with the area. Close proxomity to BART is how I am trying to minimize some of the hurt of the longer commute. But again, this will be a 2nd home.

I work in p-town on willow pass rd between railroad and bailey and take Bailey to concord/walnut creek all the time. The burg and baypoint ain't even cool. I'd never move out there. The real east bay is where it's at. My commute is actually an hour to get to work.

Come on guys I stay in west pittsburg I been here all my life its not that bad but the nicer homes is by bart like san Marcos oak hills. Good luck dude

I grew up in west pittsburg to back in the late 80 an 90 an was a crime infested shit hole then an still is

My boy lives off of bay point and some one was just killed in his area not to long ago. Also he's been at gun point for his back pack going to work to get on bart. He says there's alot of crime in his area.

I would look at antioch or brentwood if you are looking for something in that area. Antioch isnt as good as it used to be but there are still some good areas. a little longer commute but I dont think you will get many renters in the area you are looking at. I dont know many people who would want to raise a family in bay point. I would think a single person would only care about how close to bart the homes are, put I dont know why a one person would rent a three bedroom house.
you can find some deals in brentwood my girlfriend just picked up a 4 bedroom house about 1900 sq. feet in brentwood for 215k. the house is in great shape move in condition

why dont you just look at concord?? homes are decently priced, neighborhoods are better and safer and easier to rent out plus a lot of these houses are close to schools so you can rent to that type of family instead of drug dealers. antioch is getting worse and worse every year, i wouldnt pick anything upp in pitt or antioch.

I appreciate all the responses and they are eye opening certainly.
For starters, I certainly don't expect this area to be the safest or have lowest crime. It's priced at what it is for a reason. You get a lot of real estate for not a lot of money at the compromise of longer commute and higher crime.
Pitt/BP and Vallejo have the highest annual rent to mortgage ratios in the entire Bay Area. A big reason for that is that this is predominantly a low to lower middle class region where rampant foreclosures are reducing the rental supply and people don't have down payment to buy a home themselves which is why investors are coming out on top (another example of the rich getting richer).
There is not a region in the Bay Area accessible to BART where your money will go further than Pitt/BP. There are some regions in Oakland and Richmond where the price per sq/ft is comparable, but you will not get the same quality. Of course, as a result, there will be some compromises.
From what I am gathering, the rental market further east into Antioch/Oakley is not as strong and since this is an investment property, that's a huge objective of mine.
I'm just trying to gauge how bad it really is. Obviously you pass a point where no matter how cost effective it is or how high the rent:price ratios are, it's just too dangerous and not worth it. This is why I am not looking at East Oakland and not looking at Richmond's Iron Triangle for instance, even though the price per sq-ft is comparable.
So far, I've gotten quite a bit of mixed opinions but there certainly is no shortage of investors buying up properties in Pitt/BP at the current pricing levels which is a good sign.
And for the Concord recommendation, there is a HUGE premium in Concord over Pitt/BP in price per sq-ft. Of course it is a more desirable city, but it would take me 10yrs to make back my down payment in Concord compared to 5yrs in Pitt/BP given the current rental market conditions.
For comparison sake, I live in the Oakland Hills and my mortgage exceeds what I can rent the place out for. This is typical of more affluent area. So when it comes to my current house, I am speculating on the housing market eventually rebounding (which I don't expect will happen for 5-8yrs).
Lot's of research has gone into this on my part (on paper), but it's the experience within the area that I am looking at that I am not too familiar with.

Some people may not be familiar with the BP/Pitt/Antioch areas...
While places like Concord, Hayward, Fremont, Newark are cost effective at ~$200-250/sq-ft, BP and Pitt are on a whole other map... 50% lower...
Price per Sq-Ft: BP - $115 Pitt - $110 Pinole - $185 Concord - $195 Hayward - $193 Newark - $256 Oakland Hills - $400
Monthly Rent per Sq-Ft: BP - N/A Pitt - $1.10 Pinole - N/A Concord - $1.31 Hayward - $1.22 Newark - $1.36 Oakland Hills - $1.83

You can see that from an investment stand-point, BP and Pitt are the way to go. Of course it all is a moot point if I get shot, lol.
So what does this mean? Well, if we take Pittsburg/BP as a reference and compare it to Concord for instance... Even though Concord is 77% more expensive to buy a house in, you can rent your Concord house for only 19% more than Pitts/BP!
What if we compare Pittsburg/BP to Oakland Hills? Even though Oakland Hills is 264% more expensive to buy a house in, you can rent your Oakland Hills house for only 66% more...
Affluence and safety never sounded more expensive to me than it does now! Wow!
