update for the few that care. We decided to take offers today, well.. let's just say that we received 14 offers. Not a single one under asking price. I can't disclose the amount, but.. it went WAY north of asking price. We have two weeks of escrow.. I have to hurry up and get my tools out of the garage!! I can't believe how many cash offers we recieved.. it's crazy how much money some people have just laying around.....

congrats man... where do you live?
it must be in a very desireable neighborhood, because in my neck of the woods houses are selling 15-18% what they were selling 2 years ago during their peak.
They can't give a house away here...

Congrats I had our rental on the market for 2 weeks and took it off. Not one offer that made any sense. The market is a shitty one right nmow for sellers.

Congrats on the sale of your house. I believe what helped you the most was the fact that your upgrades were nicely chosen.
