Rent and sale prices are fucking stupid right now. I have been looking for either renting or buying for the last few months and this is just ridiculous.

I know man thats why i bought a house an hour away from the bay. Its ridiculous what my friends pay for rent in the bay. If trump becomes president for sure the market will crash again so save your money and make sure u work at a supply and demand type if job.

Prices are high but unless rates go up drastically you'll probably end up pricing yourself out of the market if you wait on buying. The market will go up and down but a large bubble that we had back in 05-06 is probably not gonna happen again...

Shit I already see people taking a home equity line out on their homes...... Just another group falling into the trap. I doubt home prices will drop as low as they did a few years ago. But I see the housing market having a correction in the next 5 years or so.

yeah i see it a lot. ppl are renting their 2nd level in DC for 3200-3500 and thats typically a 3/2 about 1300sqft. LOL. lower level inlaw rent for 2k. pretty damn insane.

To be fair the average pay/income is also significantly lower out there but the overall cost of living is lower too

Google, Facebook ect are driving the bay area economy out of this world. Local people who were born and raised in the area are selling their homes and those top payed recruited from abroad engineers making $100-$200 G's a year are buying them out if not the Chinese who are coming over from China over bidding on properties for sale.

2. Moving way out of the Bay Area because it's not crowded and there is no traffic but you sit in it twice a day to get to and from, FTW.
3. LOL @ 160k dollar a year people paying $5500 a month for rent, I call absolute BS unless there are two salaries making 160k each in that household and even then that's a stretch.

5500 total rent split between two people in North Beach....SF aint cheap...at all ... not to mention the 340 a month for a parking spot. heck average rent is at 3100 right now for 1 bedroom.

shit i never though that i would be driving an hour each way but i dont mine since i work apposite hour to the traffic. the fact that my kids are happy and im not stressing trying to pay a home loan and wife can take a few years off to take care of the kids is a dream come through to me. i pay what people pay for a studio here in the bay. i work in hospital and nurses struggle to pay around here even work two jobs at 65 an hour a piece, but what i do notice is people spend more when they make more.

I bought my house in Antioch back in June. My neighborhood is super quiet , three car garage , pool , five bedrooms , three baths 7k sq feet. I commute to the city but its been a small price to pay. Theres a bart station being built down the street from my house .... So grateful I bought when i did. And yes there are some good neighborhoods in Antioch and there are some shit ones also. All i know is my Coyote is warm in the garage and I have room for something else also.

We just sold a house in Concord that was a rental for a long time...never updated and was in less than decent shape. It was in a good neighborhood and had lots of room (4br / 3ba and two family rooms, one upstairs and one down. 2500sq ft.) it went for 620k and wasn't even on the mls. Someone just asked if we wanted to sell. Definitely some rich people plot there with money to spend. I would never have bought that house for that much.

One thing to look into if you qualify (and arent into making money off a house) is a BMR home (below market rate). There are several lotteries out for these all over the bay area. Other than that, it takes a fat down payment fair credit (645 and up) and a six figure income with a low debt to income ratio (which is where someone said, make more money buy more things). Not a whole lot of people have that, especially the down, which is atleast a 100k, layin around. Well, there is a money gift donation from family, but even that is next to nothing.

Save money folks, if possible, but its the bay area so thats definitely hard.

One of the reasons why we plan on moving back to Sacramento in a few years - you're close enough to Tahoe, Napa, the Bay for day trips, but pay half to a third for the housing and living costs.

There's always the option to live and work in an area that's more affordable, but it comes at another price - location. We're in SE Michigan and I commute to Toledo for work for the next three years, but the cost of living for what we have out here would be probably double, or close to it, if working/living in the Bay. And the kicker is that the salaries aren't that much different. Shit, one of the guys I'm working with is almost finished with the program, just interviewed for a job in SE Ohio, rural as hell, but that's the point - they offered him $450k/yr at 14 days/month - cause nobody wants to live or work there...

This market isn't crashing any time soon. People are buying these homes with real money this time. Not like last time it crashed where anyone could acquire a loan. I got my condo in 2010 in San Bruno at the bottom. Good luck to all searching my condo is about 2.5 times higher than the purchase price now [Big Grin]

IMO...
the housing market is like cafords. Someone buys a black on black fox body. For $750...resells it to his buddy for $1500. That guy puts a B.S. motor in it. Or not and posts it for $2800. The next guy says wow "I got a fox body". Its worth hella money. I am going to put a 347 in it...and blah,blah,blah... Now its worth 6-9k.

That's my comparison to the housing market. Realtors like Alan Pinel. Never went broke during the bust...They bought the distressed properties. And are reselling. Business as usual.

I was looking at properties last year on zillow or whatever it was. Price range of 250k...the same properties are going for 350k this year. So, what does that tell you? Economy has little to no growth- wages are not changing. The government knows this...they are not raising interest rates. But the greed is still there.

I would love to be on a full acre. But those are hard to come by in Concord.

I can't afford 620k... I went on zillow and started my search at 250k... I guess zillow turned out to be a B.S. site. It was on the news a while back.

Lee, finally someone realized your secret to being able to live in concord, no wonder i seen all those black spray cans and black interior dye kits at your house the last time i was there. But back on topic, for the people waiting for the market to crash like last time is crazy, there will be a market correction like history shows us, but the same people that are waiting will probably be the same people that cant afford to get in, and still are complaining about it because the prices are still going to be the same or higher than they are today when that happens. My advice is to get in to something that you can AFFORD even if it means lowering you standards so you can start building equity and then upgrade in the future.

Its pretty bad. my (old) neighbor bought their home in 2011 for 240k and sold it last month for 465k! I live in Holbrook Heights area for reference not even in the expensive part of Concord. It was a 3/2 ~1300sqft with minor facelift in kitchen, bathrooms and garage. New HVAC, house rewired and 200amp panel.

yah back then, there were mostly foreclosures and shortsales w/ majority of the properties just sitting around cuz ppl were overly cautious on buying. today, the tables are turned....sellers are making a huge profit w/ a lot of leverage since the buying pool is far greater than what is available in the market.

in my hood, there are 62 single family home listings with 41 of them already locked up...thats one fucked market if you're looking to compete w/ the chinese that are throwing down some major dough if not 100%.

If you can avoid all the disgusting state workers, its not bad. They usually get to work around 8AM to 9AM, so if you can beat them you're gravy.

Well placer county is a lot more expensive than Sacramento county, and keep in mind this house is huge. Three masters, two Junior masters, 4.5 bath, 3 car garage etc. way more house than I need but I only want to buy this one if I can steal it.

I commute from the end of Elk Grove to downtown Sacramento. I get there in under 20 mins, but it's also at about 5:15am when I leave my house.

It does get ugly around 7.

Pretty much all of South Sacramento between Elk Grove and Land Park/Curtis Park should be avoided, with the exception of Greenhaven, South Land Park, and Pocket (nice neighborhoods). Tahoe Park and Elmhurst are good, Oak Park and everything south is bad.

Generally avoid anything North of the American River, and West of Business 80. That includes South Natomas, North Sacramento, Del Paso Heights and everything in-between. North Natomas is generally nice though (North of I-80).

North Highlands and most of Foothill Farms should be avoided. Especially North Highlands. The closer to McClellan Air Force Base the worse it gets.

Some parts of Arden-Arcade should also be avoided. Particularly the Northern part. Areas like Howe Park, Wyda way, Cottage way, Marconi Ave etc can be dangerous. Basically any place that has a collection of low-income rentals.

Parts of Citrus Heights, Carmichael, and Fair Oaks can be sketchy, but for the most part those are pretty nice areas.

The most popular neighborhoods in the city are Midtown, Downtown, East Sac, Land Park, and Curtis Park. Tahoe Park, Elmhurst, and Med Center (North Oak Park) are also popular. West Sacramento also has some great things going on on the other side of the river. Greenhaven, South Land Park, and Pocket are the more suburban nice parts of the city, located further south.

If you don't want to be in the central city, generally the further out you go the better. Folsom, El Dorado Hills, and pretty much all of South Placer County (Rocklin, Roseville, Lincoln, Granite Bay) are all idyllic suburban paradise's.

Further in than that you have nice suburban areas in Arden (some of the richest neighborhoods in Sac are in Arden near the river), the areas around Sac State, Fair Oaks, Carmichael, Orangevale, La Riviera (except for a couple of areas around Folsom Blvd and Watt Ave), most of Citrus Heights are all nice.

Elk Grove is a big middle-class suburb. Generally a pretty nice, safe place. There aren't any ghettos in Elk Grove, but it is very close to South Sacramento, especially in the northern part of the city, so there is some spillover in crime. Most of Elk Grove is very nice and there are plenty of upscale suburban areas. Generally anything south of Calvine Rd is fine.

Rancho Cordova is a pretty diverse middle-class suburb. There are some shitty, dangerous neighborhoods, and some brand-new nice neighborhoods, and everything in between.

Just don't buy or sign a lease without checking out the neighborhood and doing research. Sacramento is weird in that we have some really dangerous neighborhoods that are right next to some really nice neighborhoods. Often only separated by a freeway, railroad tracks, or major road. For example Meadowview is a very dangerous neighborhood separated only by an overpass from Pocket, a relatively wealthy neighborhood.

Also, depending on where you're from, a lot of our "ghettos" don't look like ghettos. They look like typical suburban neighborhoods with single-story homes and relatively decent looking apartment buildings. Looks can be deceiving.

Do some research, drive the neighborhood at night as well as during the day. Ask questions. Check police records. Don't be silly.

Edit: Looking back on this, I forgot to add Hollywood Park into the nicer neighborhoods of the city. The area around Fruitridge and Freeport is a nice, quiet middle-class neighborhood that doesn't get enough love

The driveway curbs out here in Roseville are like running over a speed bump. City says they don't allow modifications to the driveways. Air ride suspension cost more than my car's worth. Going back to stock springs.

My wife and I had to renew our rental lease for another year, at a price we don't like, but it's what we have to pay, to stay in the local bay area. I grew up here. My family is here. But we can't move across the bay even though our rent is higher than most mortgage out there. Sucks.

so true....rental market sucks but id rather be stuck in that short term than to feel pressured to buy now just cuz that seems like the thing to do right now w/ all the deep pocket investors coming in.
buddy of mine at work lease is due to expire any day now in santa clara and is looking at a 3.5k rent for a small 3/2 in a good school district..hes now looking to buy in livermore where home pricing is reasonable relative to how good the school district is. priced at $700-800k for a 1300-1800sqft home ...insane. i dont blame ppl who are starting out for moving out of the area cuz cost of living here just simply sucks.

my buddy is prepared to do that lol. gonna be taking ace train to great america parkway and then shuttle it. no matter how u do it on that commute, you'll be sitting for at least an hr each way. theyre ramping up a lot of condo development right in santa clara/sunnyvale to help accomodate those that are priced out of a house but shiet...you're still spending 700k on up for a condo.

I thought I was prepared for it too and was. But after about a year, it started to really affect me. Ended up moving back after about a year and a half. I think the rent prices in the South Bay are absolutely ridiculous but I am willing to pay it for a short period.

A lot of People who are in the Bay Area are house poor. I couldn't imagine a 600-800k+ Loan that you only can make minimum payments on over 30 years. You're really paying like 1.5mill I believe.

that right there is for dumb folks that want to make it appear theyre balling. you gotta figure to be able to qualify for that amount youd have to be making a decent salary in the 200-300k range(rough estimate). sadly, making a decent salary doesnt automatically exclude you from the dumb list.

Seriously. A relative who lives in San Fransisco recently lost her apartment due to a huge rent increase that simply made it impossible for her to pay. She was already living paycheck to paycheck and barely able to get by. They wanted $3200 a month and she literally lived across the street from the projects and had bums sleeping on her porch every other night.

Just crazy what people are willing to fork out to live in the Bay Area. Only way to comfortably live in the Bay Area is if youre making atleast $150k a year.

Get some much house and property when living far out. My grandfather owns a house in North Oakland right next to Brekeley, 2 bed 2 bath no garage street parking and he's starting off with $ 700k.

I hate that my family lost my grandparents house in oakland hills a few years back it would've been paid off 3 years ago. when my grandma had it up for sale it was going for damn near 600k back in 2007.

on the other hand my great grandma house which was next door, sold for that much during that time, they cut to Alabama brought 3 big ass houses compared to that one in the hills.

Prices are definitely on the rise right now. I've been considering selling and upgrading but if you sell high, you have to expect to buy high as well. Not really a good time to buy as its a seller's market.

If you do decide to buy, specifically in the immediate bay area, be prepared to bid over asking AND show that you have a lot of cash in the bank that you're willing to hand over in the event that the house you want doesn't appraise for the price you offered.

I look at her basic house now valued at 1.2 million and think who in the fuck would pay that?

I guess i shouldn't be surprised, even my modest home in an OK neighbor hood of vallejo has now more then doubled what I paid in 2009

thats all over the peninsula bro...the rich folks are taking over and pushing the ghetto further inland. LOL
i was driving through cupertino earlier this week after lunch through a hood that appeared to be pretty basic full of your typical rancher 1500sqft-2k sqft style home. typical value was in the 2.1-2.5M range. insane

easy to say if you're on the right side of the fence.lol other side are the folks that are crying that many areas like SF are being gentrified. its a tough situation..im all for increasing property values but also see the need to have a good blend in the demographics.

the gentrification of west oakland has been quite a blessing tho lol. pros are far outweighing the cons for me. affordable apartments for some i can agree with but houses are now a luxury here.

i just bought a 1700sq ft home on a 7000sq ft lot for 180k in the valley and houses are getting snatched up super fast. sellers are taking lower investor CASH offers over FHA and conventional loans alot of people will get desprate and settle instead of holding out for the house that suits them
