Stockton: 220k
Modesto: 250k
Oakland: 520k

I will add more 209 city's once I figure out what else is out that way, from the looks of it you guys need to really step your game up.

I'm looking to buy a 2nd house, and its very competitive in the Bay Area right now. I was looking to buy in the Peninsula and a day later I realized that was not going to happen..LOL. Average home price is 1.2M.

Now I'm looking in around the East Bay - even Oaktown! Yes, Oakland actually has some nice neighborhoods.

seeing a mean house price guide
If you had 11 house worth 150k and 10 house worth 1.2 mil,
The median would be 150k.

Real estate in the 209 area code is in the toilet due to brutal commutes, high foreclosure rates, high crime and high unemployment. The 209 area is a shitty place to live. Even worse, several 209 cities are make it onto Forbes "most miserable cities" list.

Warhorse you actually live in a nice area, i myself live in Weston ranch which has plenty of "ghetto" individuals from all over the place, but overall not that bad. only had my car broken into once because they thought it was a 5.0 lmao
