Some good news for early 2011.

Been in the process since November 2010. No co-signer, put in offer in early November, got accepted mid December and closed escrow/recording last Friday (got my keys and final walk-through at 3PM Friday).

This was a short sale by the owner, got a killer deal! Was originally listed for $520K but got it for a lot less.

Feels great to own the biggest house on the block [burnout] 1700sqft living space & 5200 lot size.

For additional details (mortgage, realtor, lender, down payment, credit score etc) PM ME

Oh BTW my interest is locked in at 3.80% /30yrs [worship] [worship]

I paid for 1pt to lock in. If i didn't close by last Friday, my rate was gone. I think the rates are back at 4.2-4.5% now.

I was originally pre-approved at 5.575% a year ago, but as rates started to go down i knew it was time to start actively looking.

I had good credit for qualifying and a low DITI.

No help from lender, sellers nothing. I really wanted this property so we put in offer with no credit towards closing.

Nice! I actually just got off the phone with my realtor to tell him to put an offer on a house in RWC. Great interest rate for you. I hope homes on the peninsula are at or near the bottom.

I've been looking in the SF/San Bruno/SSF/DC/RWC since August 09 and i think the prices are climbing back up slowly. Some have been waiting for years now but i think right now is a good time to buy, especially considering the lowest interest rates in over 30 years.

Goodluck!
