We have some people renting our house...

Every Month they delay theyre payment by 10 days, this month they only payed half and refuse to pay the rest...They also would rent the rooms inside of the house and make a profit out of it without consulting the onwers ( My parents)
My question is DO i still need a 30 day notice of eviction or can it be done in much less time?
There was no contract.

As far as the rent goes all You can do is serve them with a 30 day to pay or quit each month. The are illegally subletting Your parent's house "if they dont have a written contract stating that they have the rites to do so". They have more rites then You can imagine! Are they renting month to month or are they on a 1 year lease? Either way it will be hard to evict them. Because I am in the buisness I can't give You much more advice then contacting a lawyer that handles eviction's it will end up costing Ya between 500-1000 depending on how experienced they are defrauding people and working the system. If You are serious about wanting them out then it will be far less expensive to do it the rite & legal way.

If they have established themselves as residence on Your property "get their mail there" and have the electric, water, etc. in their name then they have more of a legal rite to be there then the owner does at this point. I prefer a month to month lease Myself because it's easier to get people out. I would face the fact that You made a mistake by letting people in there without a written lease and decide wheather You really want to evict them or not. If You get them all pissed off then they are going to tear the shit outa the place & will never pay You again so don't do anything crazy, being a hardass thug in this situation will end up biting You in the ass. If You decide to keep them in there then get a lease ASAP "month to month" and do a walk through check list on the condition of the house. If it is time for them to go then hire the appropriate person that will legally serve them and get the process going cause the person handling it will want to serve them the paper's to make sure they start the eviction legally. The worst thing You can do is just let them sit in there with no lease or go down to their level by arguing with them so they can justify not paying You. Remember it is a buisness when You own and manage property's so don't take it personal.
